No. As a member of the International Association of Certified Home Inspectors, my Code of Ethics prohibits me from doing any repair work on a property that I have inspected. This ensures that my inspections remain honest, and objective.

I will refer you to the proper trade for any necessary repairs or problems, whether that be a licensed general contractor, a licensed electrician, a licensed plumber, etc. I am partnered with local, reputable tradespeople that I can connect you to, should the need arise.

Roof inspection is included. However, if you want a certification guarantee, you will need to contact a licensed roofing contractor. I can refer you to local reputable roofing contractors if you are looking for a certification guarantee, or if repairs are needed.

Home inspections are not pass/fail. Rather, home inspections are a gathering of knowledge of the overall condition of the property, as well as any visible deficiencies, so that you can make the most informed decision about how to proceed. You will receive a comprehensive description of the information gathered in your general home inspection in a personalized inspection report.

I use Home Inspector Pro software to compile the report in a PDF, which I will send to you and your realtor via email no more than 48 hours after the inspection. This comprehensive report includes written descriptions of any and all deficiencies, repairs, and/or replacement items, as well as about 40 color pictures and corresponding descriptions so that you fully understand what was found in the inspection.
